Today, we will discuss office space. Post pandemic, this topic has been clickbait in all of our social media feeds. Return to the office mandates, remote work policies, even the viral sensations of the younger generation going to the office drinking lattes all day followed by yoga on a fancy rooftop followed by happy hour.
In 2024, a hustler has many options. You can work from home. You can work from a coffee shop. You can work from your first client’s office. You can sign a traditional lease. You can sign up for a coworking space. And the list goes on and on.
There are probably 2 main obstacles I hear the most when I ask people in the USA why they do not work for themselves. One is health insurance, and the other is startup/overhead costs. In the professional services business, the insurance obstacle is real, but the startup costs are limited. When I started Solvegy, Inc., I started with a laptop and a dream. Today, ten years after the launch of Solvegy, you can probably start with an iPad and a dream.
In the case of CoPoint Data, John and I knew we wanted a physical space for both of us to go to for collaboration and to legitimize the business. We both wanted to make a sizable investment in building out an oasis for us to launch this thing from. Not everyone can nor should do this. For us, we allocated close to $100k for this endeavor for 18 months. This includes rent for 18 months, office furniture, snacks, technology, etc. Again, you do NOT need to do this. If you are getting off the ground for the first time, I’d recommend NOT doing this. BUT this account is sharing the CoPoint Data journey so here it is.
The rest of this post (behind the paywall — more on that below) includes some pretty behind the scenes information when looking for office space (prices, video tours of space, the space we ultimately selected, how to negotiate office space etc.) — ALL FOR A SMALL DONATION TO CHARITY.
THANK YOU to all those that have subscribed. Especially the ones that have called and/or texted after or before doing so. All the money is really going to charity but it means the world to me that people care about this journey enough to actually pony up real monies. And that it gives people an excuse to call / text. LOVE IT.
Quick reminder on the paywall — behind the paywall includes rich media in all posts (pics, video, etc.) as well as the full version of this post which is literally hundreds of hours of work distilled into a bite sized read. Things like this pic of John designing the layout of the space we ultimately pic. This post has several videos and pictures behind the paywall (including PRICES for space in real time as we toured the spaces).
If you’ve ever thought about starting a business and wondered how office space worked, this post provides much value. Also behind the paywall are things like us touring the spaces, prices for each space, and our celebration lunch after signing the space!
Or not.
You decide.
The first $5k annually will go 100% to charities of my son and daughter’s choosing. It’s literally for the kids.
